All countries aim to improve housing conditions for their citizens but many have been forced by the financial crisis to reduce government expenditure. Social housing is at the crux of this tension. Policy-makers, practitioners and academics want to know how other systems work and are looking for something written in clear English, where there is a depth of understanding of the literature in other languages and direct contributions from country experts across the continent. Social Housing in Europe combines a comparative overview of European social housing written by scholars with in-depth chapters written by international housing experts. The countries covered include Austria, Denmark, England, France, Germany, Hungary, Ireland, The Netherlands and Sweden, with a further chapter devoted to CEE countries other than Hungary. The book provides an up-to-date international comparison of social housing policy and practice. It offers an analysis of how the social housing system currently works in each country, supported by relevant statistics. It identifies European trends in the sector, and opportunities for innovation and improvement. These country-specific chapters are accompanied by topical thematic chapters dealing with subjects such as the role of social housing in urban regeneration, the privatisation of social housing, financing models, and the impact of European Union state aid regulations on the definitions and financing of social housing.

Across the world, the housing crisis is escalating. Mass migration to cities has led to rapid urbanisation on an unprecedented scale, while the withdrawal of public funding from social housing provision in Western countries, and widening income inequality, have further compounded the situation. In prosperous US and European cities, middle- and low-income residents are being pushed out of housing markets increasingly dominated by luxury investors. The average London tenant, for example, now pays an unaffordable 49 per cent of his or her pre-tax income in rent. Parts of the developing world and areas of forced migration are experiencing insufficient affordable housing stock coupled with rapidly shifting ways of life. In response to this context, forward-thinking architects are taking the lead with a collaborative approach. By partnering with allied fields, working with residents, developing new forms of housing, and leveraging new funding systems and policies, they are providing strategic leadership for what many consider to be our cities’ most pressing crisis. Amidst growing economic and health disparities, this issue of AD asks how housing projects, and the design processes behind them, might be interventions towards greater social equity, and how collaborative work in housing might reposition the architectural profession at large. Contributors include: Cynthia Barton, Deborah Gans, and Rosamund Palmer; Neeraj Bhatia and Antje Steinmuller; Dana Cuff; Fatou Dieye; Robert Fishman; Na Fu; Paul Karakusevic; Kaja Kühl and Julie Behrens; Matthew Gordon Lasner; Meir Lobaton Corona; Marc Norman; Julia Park; Brian Phillips and Deb Katz; Pollyanna Rhee; Emily Schmidt and Rosalie Genevro Featured architects: Architects for Social Housing, Shigeru Ban Architects, Tatiana Bilbao ESTUDIO, cityLAB, Frédéric Druot Architecture, ERA Architects, GANS studio, Garrison Architects, HOWOGE, Interface Studio Architects, Karakusevic Carson Architects, Lacaton & Vassal, Light Earth Designs, NHDM, PYATOK architecture + urban design, Urbanus, and Urban Works Agency

Collective housing has played a major role in architectural advances of the twentieth century. Social changes in the western world have forced architects to take note of the new priorities. In a western world that has reached a certain standard of health, energy efficiency and the need for an urban cohesion around the buildings are the new burning issues. A careful choice of materials and continues variation of the type of residence, be it single-room studios, multiple-bedroom flats, or open-plan lofts, also characterize this contemporary housing movement. This book brings together some of the most outstanding projects of recent years including luxury skyscrapers, innovative social buildings, restorations and volumetric experiments of world renown. Illustrated with more than 400 photographs and plans, the projects in this book represent a wonderful example of the current desire to update collective housing.

This timely book addresses key challenges faced by policy makers and the house-building industry in a post-credit crunch world. It examines the implications for households, the housing market, the economy, as well as for government's policy choices. Challenges of the Housing Economy: an international perspective brings together experts from around the world to examine recent housing market trends. The contributions reveal common long-term trends in housing markets worldwide. Despite differences in supply conditions and the role of planning, there is a trend toward rising house prices that has created significant barriers to home ownership for young households while increasing the wealth of older generations. The financial crisis had a differential impact on housing markets but in many countries where mortgage finance became severely constrained, house prices fell and there was a dramatic fall in housing construction. The falls in house prices in these countries have ostensibly improved affordability but the housing markets have been dominated by the lowering of loan to values applicable to new mortgages which has further raised the hurdles to potential first-time purchasers. At the same time as young households are increasingly rationed out of owner-occupation, public sector expenditure cut-backs in many countries result in limited new social housing. Instead, value for money imperatives will mean new funding models for affordable housing that require greater use of public-private partnerships. The private rented sector could potentially meet the demand for the new generation of long-term renters. However, there are doubts – in the UK at least – that this sector will be able to expand significantly or provide an appropriate type and standard of housing. This is an essential advanced text for students and researchers of land economy and land management; property and real estate; housing policy; and urban studies.

Strategies for long-term social impact This important new book illustrates how to create the social breakthroughs needed to solve urgent global threats such as poverty, disease, and hunger. It then turns to three alternative, but complementary, paths to social breakthrough: social protecting, social exploring, and social advocacy, providing a detailed map of the journey from initial commitment to a world of justice and opportunity Examines the current condition of the social impact infrastructure Offers strategies for how to remedy the steady weakening of our social-impact infrastructure Provides tactics to build strong social organizations and networks Illustrates dynamic methods to respond to constant economic and social change Author Paul Light believes we should be less concerned about the tools of agitation (social entrepreneurship, social protecting, social exploring, and social advocacy) and more concerned about the disruption and replacement of the status quo. Timely in its urgency, this book describes the revolutionary social impact cycle, which provides a new approach for framing the debate about urgent threats.

This book provides an important new contribution to debates around housing policy and its impact on community cohesion. There has never been a more prescient time to discuss these concepts: the book provides an interpretation of housing, race and community cohesion in a highly politicized and fluid policy context. It is designed to initiate discussion and debate but this should not be esoteric and limited to a group of academics. Rather the objective is to bridge academic and policy audiences in the hope that this fusion provides a basis for a new agenda to discuss these topics. Race and community have been key features of social housing policy over the last 20 years with many high-profile interventions, from the proactive approach by the Housing Corporation to support black and minority ethnic housing associations, to the influential Cantle Report documenting segregation in towns and cities following riots, and the National Housing Federation led Race & Housing Inquiry leading to sector wide recommendations to achieve equality. However, volume of policy interventions and reports has not been matched by academic outputs that co-ordinate, integrate and critically analyse 'race', housing and community. Housing, Race & Community Cohesion is the first systematic overview of 'race', housing and community during this tumultuous period. The material presented is robust and research based but also directly engages with issues around policy and delivery. It is designed to reflect the interests both of the academic research community and policy makers on both sides of the Atlantic. It is not rooted to specific policy interventions that could quickly date but instead focuses on developing new ways to analyse difficult issues that will help both students and practitioners now and in the future.
